Conveyancing is the legal process of transferring property ownership from one person to another. The
title of the property is transferred into the name of the new company/entity legally with the Land
Registry.
The process of conveyancing is done via 4 steps: Instruction, Pre-Contract, Exchange of Contracts
and Completion.
First the buyer and seller each instruct a separate conveyancer to represent them. Upon the Pre-Contract stage, the conveyancer will carry out all valid checks and searches to ensure there are no
issues affecting the property. Once this stage is completed and both parties are satisfied, the contracts
are exchanged and this is the time when the buyer makes the deposit payment for the transaction. A
completion date is then set with the balance of the purchase price sent across to the buyer with the
buyer receiving the key to the property. The Land Registry then registers the new owner once they receive
the transfer deed from the conveyancer.
